Without a doubt these banks should fire 1 or 2 less employees they no longer need and put them in charge of comparing the orignal borrower with the deed/insurance/property records of loans below 4 or 5%.

This county is stating that the starting auction amount can only include the principal amount of the certificates which we have paid over the last 4 years, but cannot include the accrued interest or the auction fee the County charges investors to start the process (which total ~$4,000 in this case).

I don't think there is a set number.  5X sounds reasonable but its market based, you have to see what other people are charging and converting at.

They blew up our loan with 2.5 weeks to go by not properly disclosing fees, the broker was hard to reach, didn't get info to us as he should have and at the end was going to charge additional fees for a return trip appraisal because of their own error in not disclosing the lender requirements for the appraisal.
