On a side note, one of the tenants is moving out next month and it'll give me a chance to swap out the fixtures for low flow and also check the toilets. 

Just be prepared to take them out and sell on CL or your local swap site if your tenants have their own. 

It'll be nice to discuss opportunities in DE, as well as swap referrals for agents, contractors, lawyers, accountants, etc.  

If it were me, I'd buy a couple of them and ask my cleaner to swap out the batteries if they saw the batteries were under a certain level with fresh ones, and then have the cleaners charge up the batteries as part of the service contract with them.Mike

If it goes into your exchange account then at some point before you are ready to complete your purchase you will need to swap it out with cash from the outside - could be any source it doesn't matter. 

Tell them each new tenant generates additional work on your part, therefore you will charge them $XXX every time there is a swap.

Every six months the come in, test the detectors, and swap out/recharge the extinguishers.
