Property swap?

So I would factor in the costs of disposition (tax consequences, selling expenses, etc - as well as the cost of acquisition of the new property) before I went and swapped like what you are considering.  

Other than girding the other party to sell, the TIC owner can sell their fractional interest or swap for some other consideration.Sound ugly?

Overnight swap lending rates (inter-bank lending rates to each other) is now negative for the first time in history.

RE investors need to learn about 1031 swaps as tool to avoid paying tax on capital gains on properties when they are sold.
