The necessity of obtaining a spouses signature in a community property state, such as Texas, is not a “technicality” as previously stated.

I see large apparel type places getting really hit hard versus necessity based and experiential retail.

So, if you are just building out your portfolio, then don't feel it is a necessity. 

@Ryan Hazelwood I'm 36, I bought my first (and only) townhome back in 2011 and have been house hacking ever since (mainly out of necessity because I didn't think I could/didn't want to cover the whole mortgage back then. 

And that's the biggest point, housing is NOT a choice, it's an absolute necessity and requirement, literally everyone NEEDS a home of some kind be it a house, apartment, bridge underpass or whatever, it's not a choice and all of the nearly 400million Americans NEED it.

There is a seemingly faint necessity to go to college at your age, especially thinking that you might not get anything from it.

New roofs is a necessity if leaking and tenants do not pay more rent for that like amenities.

IF you are willing and able to invest the years of time, effort, and money and IF you are able to perfect your systems and get a good team in place, then at that point it can be profitable and passive, but understand that those are a LOT of IFs ... you need to go in with eyes wide open to this fact, and not expecting it to be like buying a stock or a bond ... and no, buying turnkey does not excuse you from the necessity to do this, because the turnkey company's systems are optimized to maximize THEIR profit, and not necessarily YOURS.

Everyone will have all the "necessities" of life taken care of, all you gotta worry about is living your life, everyone gets along, ohhh all your problems are those big bad billionaires and we'll get them it's all there fault.
