I had a tenant who was transferred days after arrival and left.   

Commercial appraisals often take around 30 days, and with the holidays coming up, timing will only get tighter.

I can't see how they can tell if days were blocked for personal use or a rental.

Each time I spoke to someone _ which  tooks days for them to reply- they would say they took care of it.

I'm just getting into running the numbers and the problem I'm running into is that I don't want to have any responsibilities during the day while I'm working my day job and the wages expense for caregiver staff is MASSIVE in my area (+$18/h).

Or you could do a "reverse exchange" where the  QI for the 1031 takes title to the land and holds it for you (but only for a maximum of 180 days). 

This goes the same for the owner, they tell them we can close in 15 days no issues, give a high price to close it because the seller pushes back on the first numbers they give the seller and it never is offloaded or falls apart in escrow.I have an example, there is a lady that wanted to get a deal..

They could have closed a conventional loan in probably 8-9 days, it was ridiculously fast. 

To be fair, experienced investors handle this all the time and can set expectations from day one, but mid-month timing makes it easier.Beyond avoiding an awkward intro, mid-month closings also help with the seller dynamic.
