It was built 10 years ago, the build quality is much better than anything we do here for apartment buidings(18 inch brick exterior plus very thick insulation, solid brick interior walls, tripple pane windows etc) and his cost is about 700 per month plus utilities.Now that is really bad news for real estate investors, cash flow is tough.

Have successfully removed/eliminated all rats via bait stations then removed all cabinetry, baseboards, and drywall to 40 inches to expose studs and baseplates for spraying, and remove corpses (30+).  

While inching toward more direct bookings is a good goal, for most STR operators getting the eyeballs needed in order to hit conversion rates is a lot more skill and time than paying these platforms to do it for them, esp. in markets where direct booking was never a thing.  

Unless you can influence the builders to return our deposits like you made us get into this deal with them as we trusted you, the matter has not moved an inch for folks like me.

Brush up on building code requirements: in basements you're looking for egress windows that are 5.7 sq feet or more openable (3ft by 3ft casement style windows work best), and ceiling heights 6ft 8 inches or greater (as little as 6 ft 4 inches is ok under ductwork and beams though)3.

An ADA compliant ramp must be 1 foot in length for every 1 INCH of elevation change. 

Not 1 inch of wall was without marks and stains, and I do mean stains like dip your hands in fryer grease and spend a week rubbing down the walls. 

That makes there be more of a tendency for a person to keep taking a inch, if there is wiggle room in an agreement regarding smoking.
