I think the area is short on larger (4-5 Bedroom) homes that can really accomodate a whole family.  

What this means is that if you own 1 or 2 rental properties out of state, you'd only be able to expense an economy flight/reasonable accomodations.

Other than the miscommunicated eviction, they have actually been very accomodating through the process and the issues with this one unit get resolved, then I would have nothing but positive things to say about the purchase.

Can a lawyer do this or this has to be done by an accredited IRA accomodator?

Doing this (renting both entire house and single bedroom rental) allows us to be able to tap into 2 separate target audiences and accomodate those singer travelers, couples coming to the area that would normally scroll past our listing due to size/cost.

So if a bathroom sink is going to be replaced in exactly the same location, you'll be fine, but if you're moving it a couple feet over to accomodate a larger tub, then yes, you will need a peermit and inspection.

We also made sure it was extra clean when the next round of tenants came to see it and accomodated showings.With the exception of what Michaela said about accepting too much rent upfront, I wouldn't necessarily rule them out.
