I would avoid Little Rock if you are concerned about safety, unless you're willing to invest north of Interstate 630.

The Interstate is too few lanes right after they expand it.

Hi, I am intersted in trying to buy land and resell for a profit but I am having trouble figuring out how to reliably comp land and figure out its value due to every lot sale varying in price so much.

A big downside to Rutland is that it is isolated, the closest interstate is an hour to the East that you must take 35-50 mph roads to get there through small towns. 45 minutes to the West is Lake George area which is a hot spot for shopping and outdoor fun things to do since a lot of NYC people visit the area.Crime isn't an issue where I am living but certain parts downtown does have more crime relative to the rest of Vermont.

The last time I did an insurance MTR it involved my work truck, an alternating current generator, 150 feet of extension cord, a sawzall, an appliance dolly, my 14 foot trailer, a house with fire damage and a $3000 Samsung French door fridge.Don't expect to make any money without doing any work.

One community I invest in is currently adding a quarter billion dollar mixed use development the other is at an interstate insertion that 4x's the population with travelers daily.
