Builders like Mattamy are giving extremely good incentives to buyers.

One issue that I see with padsplit in Houston is that the people are very dependent on cars.If you try to have 4 people live in a 4 bedroom house and each person has 1 car. finding parking might be difficult for the tenants.The second issue that I see is that the rent's aren't that high compared to other cities making it less of an incentive for people to want to share a place.

For those actively investing in the Denver Metro Area, what has been your biggest obstacle lately?

With the incentives that builders can give on new construction, we can find many deals that work for most investors. 

Is there any cost adjustment or incentives you all have done to get renters in?

We’re seeing a bit of an oversupply of long-term rentals lately, and we have been applying different strategies to promote ,positioning , house perks , house shine conditions and price reduction strategies on our rentals... as we have done in the past with the only difference feedback from tenants has been they have too many options to choose and resulting slow to keep fulfilling the vacancies compare what we used to see in the pastI’ve noticed some folks offering incentives like a free month of rent instead of just rent price reduction.

Some New construction builders have great incentives lowering interest ratesWilling to be corrected, but I don't think you can use your VA loan for a strictly rental property.

I have heard of other investors partnering with their GC to align incentives and bring other capital to the deal or provide cash savings in the deal.
