I find more value from crypto, wholsalers and podcasts than I do from Black rock and vanguard or the stock market. 

But to be honest, private lending is such a gray area, that it will be a very tough task to make it as black and white as conventional lending.

There are sweet spots in the C(+) neighborhoods that do really well for people in Rochester, the C and D neighborhoods are extremely tough, city regulations just pile on in those areas and it can be tough to operate well and stay in the black.

The attorneys agreed it's not as black and white and as demonstrated by the replies to this thread, opinions vary. 

It’s a great reminder that landlording is rarely black and white and every situation requires a measured approach.

So be sure to keep cash on hand for black swan events.
