This is all assuming the seller is selling an investment property and you are buy it as one. 

Bottom line is that unless you bought 15 years ago, or buy something really niche (think 7-10 bedroom houses with heavy theming) you need to be prepared to lose money down here right now.

Just buy a class A 4 unit and put it under a manager or even self manage they are so easy when class A tenants.
