It’s been sitting vacant ever since.My property manager keeps telling me it’s harder to fill units in the winter season (which I get), but I'm wondering if I’m missing an opportunity here.The property is literally a 1-minute drive—or a 12-minute walk—from a major hospital, and I’m starting to wonder if it might perform much better as a mid-term rental (travel nurses, short medical contracts, etc.).Right now the long-term rent is $640/mo, but MTR data in the area suggests $1,800–$2,000/mo is realistic for furnished month-to-month stays.Since I’m out of state, I’m curious:Is anyone here successfully running an MTR from out of state?

I was wondering if there are other reasonable options for getting the cash.

I am also wondering about carpet replacement...hoping to also last 6-8 with professional carpet cleaning after each tenant.  

I seriosly wonder why they think antagonizing tenants and other stakeholders in the real estate process is a good idea? 

I assume the workaround isn't as easy as obtaining your real estate license in order to fulfill the criteria of Real Estate Professional if I'm not actually planning to sell much (if any) real estate with an ongoing W2 job, but I'm wondering if others have any experience with this.

I am eager to start but can't get around the glaring issue of not having initial capital so I was wondering if there are any methods you guys would use to raise capital if you were in my shoes or is it just time to put my head down and put in long hours?
