Buying and selling a property in an inter-vivos, revocable trust is fine, so long as you have the trust reviewed by a competent attorney, and you understand exactly what you are getting.Here's a very basic explanation of the mechanics: when ready to close, the current trustee would resign. 

According to many here Ohio is the land of milk and honey so you are probably good geographically. 

Providing a brief written explanation and any proof of personal use should be more than enough to clear things up.

When you’re trying to connect with hundreds of people in just a few days, you quickly learn that a long-winded explanation doesn’t cut it.

If the yield/return does not meet my minimum requirement I’ll try to determine the probability that the seller will accept an offer at a price that does provide my minimum ROi.Assuming the above is positive, I will utilize all available information; LTV, property type, specific geographical market, payment history, etc. to determine if the note fits into my acceptable risk parameters.
