On the same chain of thought I have another question.I have one property in decent location at decent rent but I still have 10 year more mortgage as I did refinance to 15 year mortgage about 10 year ago at 2.99 interest rate with major bank which i believe is conventional loan not FHA.Is it good idea to close this sp500 401k voo roth ira account and move this money towards above decent property(even then it will cover only half of the mortgage amount not complete remaining loan amount)?

You can start by comparing recent sales of homes with similar house size and condition, but with varying lot sizes, to get a rough sense of what buyers are actually paying for the extra land.In your case, with a half-acre lot surrounded by larger ones, I’d suggest being conservative with your ARV estimate, maybe trimming it slightly unless you see clear evidence that lot size hasn’t mattered in recent sales.

Also with increasing traffic lot of times if I drive I see some properties too far from high way where tenants may not like to rent as it takes like half an hour for them to get on to nearest interstate high way for work
