@Adam DrummondAdam, your profile tells me you've been in the business for a bit, but still, word to the wise -- respirator with organic vapor cartridges is a must when working with oil-based poly.

Those paint strippers will eat right through organic vapor catridges in a respirator, and they really don't work all that well anyway without multiple, repeated applications.After the heat gun, you might want to try the Citristrip product on trouble spots.

New roof and a company is coming in to install a radon mitigation system so the basement is getting a vapor barrier installed all before I even close on the house. other than that we are looking at about a 50k rehab, ARV is at 90k.

I don't have experience with tenants vaping but I do know that the vapor smell dissipates in seconds once it is in the air.
