La Veleta is not one of the nicest neighborhoods, I do like Holistika because you have a strong market that loves holistic activities that can rent your property. 

Does anyone have any suggestions for this situation, or any lenders they can recommend that would look at this from a holistic approach?  

We also have a hybrid equity/debt investment model which I believe to be quite unique to our company after speaking to some folks in the industry.The holistic approach is pretty much a BRRRR model but with a few unique twists we add for some sizzle unique to us. :)

I find it's best to take a holistic approach to capital raising if you are developing a long term business.  

If the LLC's net taxable income is less than $50k, generally an S election would not only not be favorable, it would result in a worse holistic ROI than a disregarded entity. 

Go pay someone who can take a holistic look at your goals and skill set to help you develop a plan for you to reach them.

Plus, some landlords (like me) don't even have a minimum credit score and just look at the applicant more holistically.

The solution is to find or manually build a quantitative, holistic tenant screening system that looks at the whole tenant- what does their employment trajectory look like?
