And inasmuch as the forums also act as a historical record, even if anyone here (staff and/or moderators) was inclined to do so, it would create odd and incoherent gaps in the conversations within threads especially for more prolific posters.

Appraisers are more inclined to use a sales approach in valuing a triplex than income approach and even if income approach is utilized or is part of the valuation process, the cap rate that's used will be specific to the neighborhood with higher cap rate utilized in lower tier neighborhoods.

These hairline cracks can appear years later.There Definitely could be settling too, especially if alot of infill was used and there's no compaction spec, slab builds have an inclination for settling.

I'd also be in favor of doing what others have mentioned and having an initial lease term, say even 6 months, but that she has options to renew at "market rental rates" or if you feel more inclined you can predetermine what rent she can have options at, but it is a bit of a hybrid.

A 5% movement down wipes out 100% of the equity, and multifamily values are down 5% or more almost everywhere since late 2021.I'm less inclined to say that they invested in a higher risk asset/market, and more inclined to say that they invested at an inopportune time with a high-risk capital structure.
