You have to be ready for setbacks (and a lot of them) along the way: be it lost shipments, faulty products or unexpected costs. 

@Anthony Liguori with how difficult Newark NJ makes it for landlords unless the laws change there are many other options for markets around North Jersey which will produce amazing returns and way less stress for landlord. 500-700k properties in the right area have best shot at hitting 1% rule, even in todays market.

Hi @Adam HumesFinding a standard, turnkey "buy and hold" that produces solid cash flow from day one is incredibly difficult here.There are always opportunities for a buy and hold to cash flow though these are pocket opportunities.

If you have to sell sooner than planned, it’s usually harder to maximize your return.From an income standpoint, small multifamily properties generally outperform single-family homes because they produce more rent.

Product life cycles have gotten faster and faster.  

I’d start by reaching out to local portfolio lenders (credit unions are great for this) or a broker (me) who does investor loans – they usually have products designed exactly for this situation and do a 2nd position that'll allow you to tap into the equity without touching your 1st. 

I have thought about buying, but prefer the quality I can produce over potentially questionable quality for similar price points. 

Given the low interest rate, it would probably produce some cash flow.
