South Florida still works for flips, but you’ve got to be strategic since margins are tighter now.

With market shifts slowing turnover, I’ve seen more investors using short-term financing to stay agile between projects.What’s been working best for you — refinancing old flips, faster turnarounds, or focusing on smaller deals with higher margins?

My highest returns come from the more marginal areas. 

First, NEVER BUY IN NY, unless there is CRAZY margin to be made.

The investor margins on profit are just a little thin.

Don't look now..but mortgage rates are down by a considerable margin compared to this time last year. 

We've definitely seen it and are baking it into our margins.
