It may be tenant misuse or it may be something like a toilet that never stops running that goes unnoticed.  

I examined the area and with the help of one of my tenants i discovered that there was a large crack on the bottom of the tub but it had gone unnoticed because there is usually a non slip mat over it in the tub. 

I mean it was in great shape, but it was vacant and I was getting this ridiculous feedback on it on minor defects that would normally go unnoticed.

He only sees around a 2% response rate to these letters, so there is a good chance your one letter may go unnoticed.

Somehow there was a lien that went unnoticed and the lienholder finally decided to collect after decades.
