been doing this full time since 2021 as an agent, focused 100% on investors/commercial and there has been a significant uptick in the "velocity" of deals in my market, had more sellers reach out to me recently but not to take money off the table to generally go do something else in real estate with it. 

What trends are you seeing on pricing, rent growth, or deal velocity so far in 2025?

Anyone have a barometer as to whether lenders are enthusiastic to lend at a much higher velocity simply because there's an existing loan?

Now I see how important it is to focus on cash flow and velocity of money getting that equity moving, not just sitting. 

It definitely slows down the velocity of money and scaling but can still be a good strategy if cards are played well, and a longer time horizon is considered.
