That way, you don't get blindsided with the tax bill next year.otherwise, sounds like a pretty cool idea.

Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.

For example, the signs of the 2008 housing crash were all over for everyone to see but many investors were blindsided by their "following the herd until the last minute before the party ends" kind of strategy and lost everything as a result.

So some 2nd were blind sided by the default or foreclosure since they were getting paid all along.

Now you talk about potential conflict..Especially when one of the couple has not told the other that they were not paying the bills and you show up as the owner and the other one is totally blindsided.

Hopefully I won't be blindsided by any of the issues you faced.
