Think small-footprint industrial boxes with existing infrastructure (power, cooling corridors, connectivity) that can be leased to smaller operators or retrofitted for regional compute, AI startups, or private colocation.I completely get that the cap-rate story isn’t clean if the only tenant type is crypto — that’s definitely not the angle.

@Teri Feeney Styers the slow flip method that I think he is referring to is the one coined by Scott Jelinek which is buying a livable property using private money on a short term (typical 60 month--like a car) and immediately marking it up 2-4 times and selling it on a 30 year term using a land contract.

You're going to learn both sides of the coin either way because you're curious. 1. i start with BP tools, then use a more complex tool for the asset class (AJ's for storage or various for MHP's), and then come back and double check my BP calculator #'s after DD.

On the other side of the coin, if you plan on a long term buy and hold you should fix 100% of the problems immediately and that should be factored into your budget.
