If the lots would mostly front roads your infrastructure costs could be lower, if you are pulling them deep into the lot and putting a long shared driveway or whatnot, your fixed costs will be higher. 

Focus with that business on the niche of renovation, namely cosmetic renovation, and ignore all the "Shiny Objects" that could distract you there like new-con work and what not. 

Owners are partially to blame also as we try to engage our clients in the process of determing what to repair and what not to - and many either ignore us or tell us to just do what we think is best, but then later complain expenses are too high.- FYI: we do our best to take a before video and an after one.

I don't know that I had a true in the moment "oh this is it" or what not, but the turning point in general for me around life and real estate was probably moving into my house hack and signing the first tenant in the other unit up on a 24 month lease before my first mortgage payment was due.
