Only do what is relevant to you and objectives.Be a sceptic, there is a lot of hype out there!

I see a whole lot of hype about "building your stack" and "How to become a Real Estate Milllllyonaire!"  

Based on the last few months, it feels like the housing market here is over priced and hyped with investors buying up properties at a premium, at prices that don't even cash flow.

"I will leave the state of Texas to Y'all    LOL..." epic finish.Since I was not learning about real estate back then, the hype and the awakening after I contracted "Investors Fever" disease, which is reaching critical levels, I contracted also a bit of amnesia.

Some other areas of Cleveland are really hyped and don't command these rents. 

This is an odd place, we have little agriculture (too much sand too little soil), little industry (not a lot of natural resources and not very close to the northern markets), and lots of hype.

I would be interested to see if you have a testimonial like that, not just hype numbers and talk. 

In many cases this is in fact what spurred people to make a change in their mind and choose a different path.I can see how if you are beyond that point in your life how they can be uninspiring and fall short of the hype that you expected.Hope this helps to understand where people are coming from when giving reviews on this book.On a side note, in college they said there are 3 buckets of information.  

It yelled at me "coach" or "author" or "guru", it's the style of the hype, the presentation that always gives them away.

His "educational" materials that I ordered were completely worthless (for me), and just hype to sell more stuff.
