That being said - I'm not buying into the hype.

Maybe some Grant Cardone videos, but those are more hype up than technical I'd say.

Those that hope for the best but plan for the worst and don't believe the hype tend to do better.At the end of the day each investor can make investments they feel comfortable with based on their knowledge level within certain asset classes.

@Misael Carlos VeraThe obvious things that apparently are not so obvious amongst all the silly LLC hype:1) Selecting relatively new well constructed properties2) Located in solid neighborhoods that attract reliable and conscientious tenants3) Put into place proven/reputable property management4) Aquire solid property liability insurance for your activities5) Finally, to cover outside external risk aquire umbrella insurance to address your own unique facts and circumstances.I have a little quote I've borrowed from history (WC - slightly modified) that describes LLC quite well:"Never has so much been spent by so many for so little."

There’s a lot of hype about Rental Arbitrage good and bad. 

My understanding is Chicago action works on a 50/50 profit split with their investors so the real net to the investor was probably 6250.Hype is king in this world.

You may do better, but don't get caught up in the hype that a lot of these influencers promote.

It doesn’t matter if I talked about this for the past 5 years on BP Money, if I let other parts of our content let some of the hype in.

Lower capital inlay per home compared to anything else so from an educational standpoint I've heard about many architecture programs using these as learning experiences.Per above, this will generate some 'buzz' but buzz and hype are completely different than being ready for prime time.
