If you are advertising the property for sale at 165K to someone who would be flipping the property then by necessity you are selling to them at below the ARV value of the property so that they could make a decent amount also.This would mean that the ARV value of the property should actually be somewhere near 200K-235K for them to properly flip the property as is being suggested.
