Rents ran $2,500/month back then and I was at least $5,000 ahead, counting money on hired painters for $1,500, spent 6 hours waiting for people showing up, collected 15 applications, 30 people showing up, reviewed the top 4, and didn't collect any application or credit checking fees. 

For example, 1191 Westmoreland is currently on the market for $400k (a little bit on high, but not too far off). 

Thank you for the compliment, Ezra, but I really doubt others want to dress like a homeless looking construction painter plumber driving around in their beater eating pb&j's between naps.I am a horrible task delegator. 

My painter and my USPS worker also few years ago buying 1 mil house.

What a mason, electrician, plumber, carpenter, painter,  drywaller, flooring guy needs to know is gonna be a world's difference each for fundamental skills.

Been going over everything , called my painter last week and he tells me he is swamped and cant get there for 3 weeks .  

Speaking as a landlord and a former painter myself, going from B+ to A+ is probably one of the easiest (and cheapest) things you can do that could make a world of difference for potential tenants.

I am in desperate need of finding honest and fair electricians, plumbers, HVAC, exterior repair, painters, etc. 

Also, anyone have a great painter referral and basic handyman who works in Cleveland Heights?   

I purchased my own paint for a project, but I bought great stuff, and the painters thanked me and complimented my choice.
