This allowed me to pick up more inventory for little to nothing build my portfolio, and quit my job.My 2nd best real estate decision was stepping outside of my comfort zone I only purchased foreclosed, dilapidated, diamonds in the rough SFR, because I knew I could turn them around rehab them, rent them, and manage them.

There's occasionally a diamond in the ruff there, but investors flocked there so hard a few years ago, all the cash flow basically got eaten up.If I were to buy today, I'd buy in Philly, Birmingham, or Chicago.

If you’ve had bad experiences with investing in Baltimore since 2015 and feel like some of the properties are crap in some of these areas (that I haven’t mentioned) then that’s fine that’s your opinion and your experience, my opinion is that it isn’t but in no way am I attempting to change anyone’s mind by subtle insults on how they invest it’s best for folks to find out for themselves because what may be crap to you may be a diamond to another which is why I decided to shed light on the good things to take away from these inner city areas.I would assume that you’re still in Baltimore since you didn’t state otherwise so let’s just go with a more positive take on this response.why are you still investing in Baltimore?

I've seen too many bat crazies  and what are you going to do when the tenant says your handyman stole their diamond necklace off the nightstand or someone takes a rock and cracks open the lockbox and breaks into their house and the tenant holds you liable.
