If conditions allow, use whatever makes the most sense based on $ and aesthetics,

The kitchen was the trickiest part of the house due to a VERY poor original layout - but I did my best to make it the most functional and aesthetically pleasing kitchen I could. 

This year we installed a new front yard at my personal residence and I didn't like the aesthetic of the cookie cutter xeriscaped formula.  

I don't see why it would be a problem but playing devils advocate, maybe the rental manager would rather wait for a finished project to show rather than an undergoing project only because perhaps someone does not like the aesthetics of the bathroom (tiles, vanity, etc) after they've committed to the rental (security deposit, tenant screening, etc).  

If you have no information on where the floor originally came from, how would you go about finding the right match of both aesthetics and interlocking mechanism to match the rest of the floor which really doesn't need to be replaced?

Home PreparationA well-maintained and aesthetically pleasing home is more likely to fetch a higher price.

I'm in the process of adding graphs and other aesthetics to make the package look a little more appealing to the eye.

If we replace them it would be just for aesthetics, the windows seem to be functional and water tight.
