I do enjoy my day job and hope to stay there as long as possible, with the hope of peeling off by 45 (just turned 40 this month) and after that would consider maybe using the cash flow to benefit me a bit. 

Samantha Reeves,Thank you for your reply I went through the Handbook , and although it's quite detailed , it seems to me that as Long as the Roof is in Good shape, there is no Peeling Paint on the Exterior of the house, and that the HVAC system is in working order , as well as there are no Safety hazards regarding  the property/house.What I'm not sure on though , is what if there's Some rotten wood on the exterior and or you want ( Need ) another $5,000 to upgrade the house .....new cabinets, faucets, flooring, re-paint the inside ?

I'm hoping to cut down on the learning curve without diving into a whole new topic from scratch and try and peel back the layers of the onion individually, but rather to converge knowledge pools. 

My vote is to repair, repair, repair.Water damage can lead to significant problems, from blistering / peeling paint to ceilings collapsing and electrical shorts.

Peel back a layer or two on any great real estate investor and you'll find other related (books, courses, management company, putting the deals together, flips, development, etc) or unrelated (job, other businesses) income streams that they funneled into their income producing assets. 

There are  countless ways to finance a property and financing decisions alone can mask the intrinsic profitability of the property.The NOI attempts to address that by piercing through such  mask and focusing on operating expenses and not financing expenses. 

Similar to "put on your own oxygen mask before assisting others," do consider funding your own retirement before funding 529 plans for children's college costs.
