This downward move in the market is to some extent a relief as it had to happen at some point, and now that it has happened, opportunities will present themselves.From my perspective I think that things need to play out for another month or two before we can better assess how the market will be impacted and where the opportunities are.

The virus cannot live in heat, therefore; areas of the country that get very warm should be the first to see relief.

I would recommend the vinyl flooring that does not use glue and use the padding under it to dampen the sound. this way you preserve the hardwood and provide a little relief from the sounds above.You also need to consider if you will ever not use the building for a rental.

Moratoriums on foreclosures, landlords offering relief, etc.. 

I wish I was confident of the statement in the above post that landlords will get paid first out of the govt relief funds tenants are going to receive.

Look at the water heater (put your ear on it if needed) sometime the temperature and pressure (T&P) relief valve at a water heater leaks.

This would requires a special permit for zoning relief, because multi-family is a prohibited use in my zoning district.
