Junior lineholders are generally wiped out by a foreclosure (here in CO, they have redemption rights for about two weeks after the sale, I think that's somewhat uncommon.)

Amongst the common misconceptions I see by posters on BP are that hard money loans are junior mortgages to fill the gap between institutional financing and down payment; that it is in lieu of down payment so the borrower can acquire a property with “no money down”, and that it is money borrowed to use for an earnest money deposit.

My high school junior is already taking about how he will manage it and looks at real estate in towns with colleges he is considering.The real issue I think is making sure it's always about family first which sounds hypocritical coming from a divorced guy!
