Short Answer: Yes, that goal is absolutely attainable. 

The 1% rule is attainable mostly these days, but it's still not my focus just because those rules can get people in trouble.

There is an infinite amount of ways to get and attain deals.

It’s harder to accomplish now with higher interest rates but still attainable.

It's also very rewarding to be not only truly and fairly helping solve seller situations, but also helping families attain their dreams of homeownership.There are many coaching programs, but from my experience SREC is a life changing investment in yourself and your family.

Collins seems more convincing to me as repeatable for the average person than the results attained by the extraordinary individuals in Graham, Buffet, and Lynch. 

He has a great understanding of my model and is eager to help me attain my goals and to look at even a bigger picture...

On face value it's not a great investment, but if you plan to use it in place of vacations AND rent it out, slightly below break even cash flow is attainable.
