@Lucia Uhlmann I know people who have used watermark but most of the people that I know use Fuquan Bilal. 

There are parts of this country you can conservatively make 20% cap rates now.What do you think the potential upside is on a property that has a 20% cap rate and sold for more than twice what you're buying it for at its "high water mark" compared to the property you described?

When it's time for a new lease, I update the dates and anything else that has changed, put a "SAMPLE" watermark on it, and print everything except the signature page to a PDF. 

Some firms will not work with me at all, but I did find one; they are giving me what I feel is a reasonable rate, but my hope is to at least keep them honest and find a comp.As of now, with great credit, I can get the following rate from Watermark home loans with no points:  4.625%  on a 30 year fixed refi with a $1499 origination fee.  

Stain will only bring out the water marks.

The postings created by a property management company will likely include the property management company's information in the description (they may even have their name watermarked on all of the listing photos).

You can also structure the note by providing them a greater share of profits should you happen to (A) sell the property above a certain level or (B) refinance above an agreed upon high water mark.
