Now with the carpets out and fresh paint on the walls (done after the pictures below were taken), it smells much better :)This is a picture from an MLS listing from 2010:  Here it is today, after my husband demo'd the wheelchair ramp:We're planning to paint the exterior trim Greek Vanilla (SW) and replace the shutters with black vinyl.

They said they had thought about it (because he had done several other egregious things besides the little matter of putting my property in their trust) but they come from a very tightknit community (they're Greek, the lawyer is Greek, the lawyer was a former family connection and was recommended by the priest at their local Greek Orthodox Church, etc, etc) and they came to a point where they just wanted to move on.

Unless you're going to personally screen every potential tenant for allergies and asthma, then you'd better provide them with the healthiest environment that you can ... and if that means paying a professional to do it right - rather than just "ripping and skipping" with a 5' x 5' removal and some wiping and painting, then DO IT!

I turn on the Greek news regularly and see places that I know well going up in flames, desperate rioters throwing Molotov cocktails at the police, EU and Greek officials routinely making surreal pronouncements and projections about the economy for one politically-expedient reason or another that has no basis in fact.Bad things happen.

Get a straw buyer, act as 203K consultant (in PA you only need three registered years), hire straw contractor, do work yourself and pay off your crew, rinse and repeat, more money comes in, add a second crew, sit in the middle of a web of people, all of them kicking back to the Greek...
