But even some arts & crafts run from home can be problematic ex. accidentally cause damage to owner's property (ex. spill -can damage carpet) or cause fire and loss both to tenant and the landlord. 

Here in the south, roaches are much more common than up in the northern states. ie, they're prevalent all over and they get into the houses of the most meticulous house keepers.Another option would be to hire an exterminator company and have them treat the place.

Pro tip: A great first excise before you dedicate time and energy learning this new craft is to go to the sheriff auction at the court house in oklahoma city.

Did they progress through the lending/collection ranks to hone their crafts, or are they glorified stock brokers that have simply bought and sold paper without really knowing the nuts and bolts of the collection/foreclosure process.

There are some meticulous realtors out there, but many simply are not.Point is, don't let the mistakes of one realtor or transaction derail you. 

With everything in life, there is a learning curve and you’re going to expend resources learning the craft yourself or having someone assist you with the journey.

They're probably desensitized to some degree because they know how much work and effort went into learning their craft.

Meticulous tenant screening and careful notice of where you purchase property is a must.
