Budgeting 5% of $1,000/mo for cap ex ain’t gonna cut it which is why these properties run negative even if they’re supposed to spin off $100/mo or whatever.

Sure, anyone could cherry pick data and spin a story for why something is better than something else. 

It is too easy to call a property an "A" property and spin answers and the buyer never knows the difference.Essentially, this area is a C+ to B area at best.

Your Realtor can always spin it and make it a positive that it's a brand new yard but if someone is driving by they may not know that.
