It is a blessing to have had family to blaze the trail for you.

That said, I have one tenant who works for a landcare company and yes I negotiated with him to knock down the rent and have him mow the lawn which he does at a blazing speed with his ZTR. 

In about 3 weeks you can blaze through those and you'll be years ahead of he average newbie and general public. 

So far I have blazed through the Rental Property book, working my way through the bigger pockets podcasts and basically taking in any information my brain can retain.If anyone can lend some advice, do's and don'ts and why.

I would say maybe as few as 10-20% actually take my advice and let me direct them rather than trying to blaze their own trail.  

For someone going in guns blazing it might be the right move.  

@Keisha Orr I wonder if the seller is the guy who came in to Memphis with guns blazing thinking he was going to do something no one else has ever thought of in these low income areas and found out how hard it is to win in these areas.

I've already been blazing through The Book On Flipping Houses and I love the podcasts.

Mine were in Killeen and I blazed a trail between Austin and Killeen during that time.
