There are other fringe areas (San Tan Valley, Maricopa, Buckeye, and Surprise) where you can almost break even too, but prices will be a little higher and rent to price ratios will not be as good.

With the exception of a few cities and areas, Italy is one of the rare places where tan estate prices have been going down over the last 15 - 20 years.

So the major issues in a house are a foundation issue or a structural issue, the next tier down would be a mechanical issue like Electrical, Plumbing, HVAC, then roof - which isn;t an issue a new roof is very common in a fix n flip, and then the outside facade: Brick repair, driveway repair, brick pointing.

The one you can scale.I know successful business owners in the fitness industry, tanning salons, real estate, window coverings, maintenance, billboard, ATMs, etc.Generally, I would be skeptical of jumping into a business based on YouTube videos hosted by and featuring people that are likely primarily trying to sell you their respective courses.Small businesses can indeed be great investments, but they are hard.  

The issue seems to be that apartment owners don't want to be bothered, even though EV charging is an amenity like a tanning booth, pool, deck, hot tub, laundry area or whatever.

thanks @Chris Tan, i just wanted to make the distinction, wasn't sure if it made a difference.It just seems like an easy way to fund a purchase without having to deal with lenders (private, hard, banks) and without having to use cash.Thanks!
