It is likely at least 2x too low.There is a lot of misc costs that add up.The 50% rule likely is a more accurate forecast of the cash flow than your estimate.

If rents come in lower, it could affect qualification.• Make sure you’re including full PITI + mortgage insurance.Your net cash flow should factor in principal, interest, taxes, insurance, and FHA mortgage insurance.

With a long term rental, you cannot do that unless you qualify as a Real Estate Professional, which is a much higher bar.You will still get normal depreciation every year, which helps, but it will not turn a negative-cash-flow property into a tax win.
