At best you make a buck, but it can't scale and your money and time is often spent elsewhere--for now.Id think in ETJ or unincorporated areas its easier tos tart, i wouldn't even try in a city.

As far as finding a market, the best way is to just tart talking to the people who are already buying out of state and see where they are buying and why.
