I've never tried investing in mobile homes in Mississippi mostly because used stick houses are so cheap they never seemed worth it.

Looking forward to getting out of this particular rat race I am in right now. back in the day before the GFC I was the largest HML in the Jackson MS / Hinds county market So I spent a lot of time there..

I remember when the go zone hit ( katrina benefits) any business that built a new building and put it in service could write off 100% of the improvements.. so you saw in Jackson MS a huge building boom  car dealers  doctors attorneys and many others building their own facility.
