Great discussion here — a few solid points already brought up.I’d echo what others have said: private and hard money lenders can cover a large portion of the purchase and 100% of the rehab, but you’ll still need some cash on hand for closing costs, down payment, and carry costs while the rehab is happening.

I was speaking at a RIA event in LA one time and I asked the audience about 100 folks who did private lending over half the room raised their hands.. just have to go to these events and keep networking easy to find someone.
