A business relationship has standards of conduct.  

My company specializes in conducting as-built surveys and producing floor plan drawings needed for all types of renovation projects.

It's very likely that the commission was discussed and agreed upon since the seller signed the listing agreement with the compensation on it.As an agent, going against another agent, with no evidence at all of improper conduct, and then saying this was unethical, is a travesty to the business.

A great place to start is by conducting thorough research to understand the local real estate market and identify potential investment opportunities.

If they don’t comply, you should file a complaint with the Nevada Real Estate Division, they oversee licensees and can investigate improper conduct. 

Here are a few more:- preventative maintenance access clause as well which allows me to enter unit with "reasonable notice (24 hours)" to conduct inspection and catch leaks- pets to cover liability / damages whenever tenant decides to get a pet :) (ask me how I know)- Tenant responsibility of trash and recycling- No Baby wipes (or anything that can disrupt water flow / clogged drains) in toilets  - No smoking

Take lots of pictures.tenant is interfering with everyone else’s right of quiet enjoyment and is endangering the building by conduct that prevents inspection and maintenance.

This includes performing necessary repairs, conducting a move-in inspection, and clearly outlining expectations in the lease agreement.
