Then with the rest you update it, make sure the staff is tip top, and create more value to increase your monthly revenue.Questions would be; would the management company or key employees stay, any litigation currently, current controls in place for accidents/deaths(then check local guidelines on this), Red flags would be financials and tax returns not matching up, again the accountant should help with this, but definitely request it.

Even then you are taxed like crazy getting paid as a W2 employee instead of an independent contractor.

Some jurisdictions require the contractor to have a business license info that jurisdiction (seems to be a way for the jurisdiction to squeeze some more money out of the effort).Owner/builder in my jurisdictions must have work performed by the owner of w2 employees of the owner.

Without a doubt these banks should fire 1 or 2 less employees they no longer need and put them in charge of comparing the orignal borrower with the deed/insurance/property records of loans below 4 or 5%.
