Looking forward to hearing how others are approaching note buying in 2025.Spent the better part of the last 4 months trying to get a handle on the risk adjusted return for our arena; which is the commercial mortgage $1 million - $5 million loan where the borrower doesn’t qualify for institutional financing.

You may not get the feedback you want to hear, but you will get brutal feedback you might need to hear.I just rented one in NRH last month. 

Most investors avoid these areas because they hear the horror stories without understanding that the real problem isn’t Section 8, it’s poor systems.We’ve placed hundreds of Section 8 tenants in historically “rougher” neighborhoods, and the investors who win consistently do three things:1️⃣ Use durable materialsLVP, solid cabinets, simple paint, and no over-customization.

They're going to want to hear exactly what you need from them, and might be unlikely to help brainstorm.

I'm curious to hear how others in this space are valuing and exiting notes.A few discussion questions:What metrics do you weigh most heavily (LTV, payment history, discount rate, etc.)?

I keep hearing that at some point I will need to take the plunge, and I'm trying to balance being careful and judicious while also not falling into analysis paralysis.
