Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.

There's also a pretty good chance your insurance company is not going to cover any damages done by a third party operator, so you would really need to stay on top of their insurance coverage. 

They still might not pay, but there's a good chance they will.
