So, owners mistakenly think price is the only differentiator – and look for a PMC like they’d shop for groceries☹We encourage you to learn from the mistakes of others by reading posts here on BiggerPockets from owners that picked a PMC solely by price and regretted it.We recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Even if someone gives you a referral, do NOT make the mistake of assuming that just because a PMC met their expectations, they’ll meet your expectations.

What I’ve seen investors do is shop a few direct lenders, not just brokers, because some have softer versions of those clauses or are willing to modify certain sections if the deal is strong.

Since the Bonus Depreciation rate is 100% in 2026 (based on current legislation), and I lose no dollar value of the deduction; this merely guarantee the full 12 months to accrue the necessary MP hours and secure the deduction against your 2026 income.While at the fundamental level I agree with my tax advisor, I have already accrued 20+ hours via inspection, insurance shopping and other administrative tasks and have a good plan of action for rest of year.

With that much equity and a solid rate, I’d preserve the first mortgage and add a second: shop local banks/credit unions for an investment‑property HELOC with draw‑as‑needed and interest‑only terms, or a closed‑end home‑equity loan if you want fixed payments; avoid a full cash‑out refi that resets your great rate.
