Are you properly licensed to be a 3rd party manager in Tennessee?

I self managed for a long time and now looking back I believe I could have grown my portfolio bigger if I focused on the business and not the day to day property management side.

Curious how others are balancing DSCR requirements with management strategies. if it aint broke, I do not fix it, regarding strategy and everything in general.
